  • Home Buyer Report vs Snag inspection

    Hello Everyone,

    Not sure where to post so starting here. I have had issues with my build which completed April 2021. I have had numerous problems and discussed with the builder, things have got to the point where I wanted to approach a solicitor. I wanted to get a report of all the issues.

    I wanted to know whether i should go and get a RICS chartered surveyor or snag inspectors. RICS are more expensive but I think are looked at with more respect but I might be wrong. If it did go to legal proceedings would a RICS surveyor (2-3 times more) be worth it?

    My feeling is both could do as good a job but you are less likely to dispute/challenge a RICS chartered surveyor and if it went to court this would hold more value. It may be the case that both are seen in the same light so I needn't worry about it.

    Just for snagging I would not opt for RICS, but that would be my personal choice not based on any experience.

      I have identified over 40, ranging from leaks to brickwork not being straight, beams tilted at slight angles. Some may be a little more than snags but I honestly don't know.

      If a tie/ridge beam was at a slight angle could that suggest some structural issue is that something a snagging inspection could pick up. If so at 1/3 of the cost I may opt for a snag inspection.

        Rafters rest on top of the ridge beam so the roof load transfers to posts or gable ends. So as long as it is securely fixed where the load transfers there should be no problem.

        However it is 40 years since I renovated derelict cottages and designed the roof, so better check elsewhere
