Nov 2014 I moved in to a tiny (probably converted garage) bedsit on back of Landladys house..Before moving in I informed the estate agent via email of my illness/disability and that I'd have visitors to help or maybe a family member from America visiting. I also informed LL after I moved in via text.
Inventory done the landlady and I got on well..but once the visit from America came to stay- things changed.
I had began to text landlady about heating being very low or off and water too cool to shower as it was all.on a boiler system from her house. Eventually despite me texting to say I would keep windows open -some corner damp occurred on outside wall parts in the corners- she got some guy in (no idea who he was) and stood in front of me and said family member telling him it must surely be because two people are in here (in truth the visitor came over few nights a week whilst in UK). Nothing else was said..I'd verbally reported it and the man she came in with was not for damp but a roof guy as I told I think your guttering might be blocked- water is pouring off roof (think it was fairly flat roof) .
Anyway..from then I had letters of monthly inspections..The internet was switched off (all inclusive excpt CTAX but she neglected to tell estate agent or me that internet was limited option) the heating off or very low- with no boiler access. She began to question my visitors how long theyd be there..I went away for a few days and always let her know id be away and that my cat sitter would stop by....So she sent a letter via solicitor saying I was subletting and had moved another person in..I had a dog...and I had left my key my door and used to much heating and water and owed her for internet 30 a month! not to mention that I did no 'check out' and that I had caused severe damage and it had been impossible to inspect at any time during tenancy.
OK- I replied...no dog..one cat..youve met her on your inspections. Key in door because I need to walk up.path to little lane where mum parks in order to get my shopping snd bring it in- with a few trips back n forth. No subletting- told you cat sitter out of couretesy via text..you knew. Visitor from usa ..is not moving another party in. Heating and water I contacted you over 12 times and eventually my mum started picking me up daily to shower as well as wash my clothes due to no washing or drying facilities.
Damage- one carpet stain..
Now I guess she will claim for damp damage..I informed her of it verbally, she gave no instruction so I cleaned it...I aired property and kept windows open by notifying her I would and she agreed to close them in wet weather (the property was behind a security gate by her back door) but she closed them all the time. She visited couple times a week then on one inspection bought what I thought was a trades lady with her- who went in to the bedroom and sifted thru my bedding..and personal effects..it turned out it was a neighbour..she did this infront of my family..then took photos of damp and said no more. Towards a few wks before the first 6 months was up...she asked to come in with a surveyor...bearing in mind shed already allowed some unknown to go through my things....I said I am.sorry I am too busy..and I will be moving out in a few weeks as you served a section 21 ..9 weeks after I moved in.
I took.photos and video on day I left..by this time I had sent a letter saying id be leaving next week and get keys to her. She didnt ask or send one her many letters- for a check out..I left few weeks before 6months was up and headed out country.
She said I was not getting my deposit and would be contacted about damages. 7months goes by...a claim letter with 3150 but no breakdown of what for..the place was tiny ! I have also photos during occupancy...texts asking if id like heating on when she was out..or sorry i was out il switch internet on..and 'thank you for keeping place looking nice' ... So shes admitted shes been in..controlled heating and net...had inspections and that i could air the place while i was out... My first time going through all this. What do I do ? ☺😕
