I can't find any past sale prices, why?

Hello

So I've had an offer accepted on a house, looked online at previous sold prices on the property, and can't find anything. I can see the previous history on houses either side of this property, but not the one I'm hopefully buying. The estate agents have told me that the property is freehold...could it be it's leasehold?
I'm hoping this doesn't cause any problems during the sale.
Any advice people?

Have the stated its freehold or saying it is but they haven't checked

a solicitor will know when deeds are seen if its freehold

I haven't paid the solicitor yet, will be next week so they should be able to check then. Could the mortgage company be wrong? I'm really hoping it's not leasehold.
Would there be any other reason I couldn't see the previous prices online?

If it's a house (not a flat) it's unlikely to be leasehold. Houses are always freehold because you get the land (the earth ) they sit on with the property. With a flat you only get the demised floor area (and garden if applicable) while the freehold remains with the landowner.

or Zoopla http://www.zoopla.co.uk/house-prices/ . Both websites store previous sold prices based on Land Registry details going back to 1999. If it's not showing on either site it could mean that it hasn't changed hands since then.

I rang the estate agents after doubt crept in, the told me it was listed as freehold...I'm guessing this is all I can do? Would there be any other reason I can't see previous sold prices?

Yeah I tried net prices. It's a house so I'm hoping it's freehold. Think I'll pay the £3.00 to put my mind at ease. Thank you

I've just remembered who you are You recently lost a house purchase when the buyer pulled out after you'd paid for the survey I hope you'll take my previous advice and get insurance cover this time.

You can take out an insurance policy against a house sale falling through for various reasons. Here's an example of one but I'm not recommending this particular broker you will need to do your own research.

I just went on the land registry, the tenure came up as freehold, so im relieved, but I didn't pay for the report as it said there was no price paid/value stated information for this property. Weird.

This could be because it was last sold/purchased before 1993 when Land Registry started to keep electronic records of prices paid.

Please feel free to post any other questions you may have as your purchase progresses. I'll do my best to help you get this transaction sorted unlike your last one. You should now ask the estate agent to stop marketing the property since your offer has been accepted. The owner should not be showing it to other prospective buyers in an attempt to gazump you. I'm not sure which part of the country you live in but prices are increasing in most areas

I assume you'll be using the same mortgage company as before. Did you get an offer from them for the last house? If so that offer should still stand without new underwriting of you, and you simply ask the lender to transfer it to the new property (which will require a new survey obviously) without the cost and hassle of a whole new application. If you are using a broker beware any suggestion that you have to start a new application because cheeky brokers do that in order to get themselves double fees. A broker is always paid an introduction fee by the lender too.

Thank you for the above. I'm in the South Wales area, prices have inceeased slightly here. Yeah the house has been taken off the market, and I've got everything transferred over from my last mortgage offer. I'm hoping it's all plain sailing this time around. It's nice to have helpful forums like this, you're all lovely!
