While most estate agents would stop advertising a property for sale once an offer has been accepted, and would flag the house as "under offer", they actually have to follow the instructions of the vendor. If the vendor wishes to continue advertising the property there is nothing to stop him.
It is an unfortunate side effect of the system in Wales & England which does not happen in Scotland.
I don't agree with the practice but having lost sales because would be purchasers have changed their minds, I appreciate why sellers will continue to market their property after accepting an offer "subject to contract". They just don't know if the sale will be completed and so want to keep as many buyers interested as possible, it is not necessarily with a view to gazumping.
