    Hi,

    I hope someone can help me out.

    I have been issued a Walk In Poccession order on my workshop for outstanding business rates. I get on well with the bailiff and he has accepted a payment plan that i have stuck to.

    I then got another bailiff on my back for unpaid Council tax. He has also accepted a payment plan and accepted there was nothing he could do with the workshop contents as it's covered by the Business rates guy.

    Now i have the landlord threatening to lock up the workshop for outstanding electricity and services charges. He has done this to me before about 2 years ago. The bailiff changed the locks etc. I worked that one out within a couple of weeks. This time around because of the large payments i have to make to the Business rates and Council tax i'm really worried that the Landlords bailiff will not be able to be paid. I have money coming in all the time throughout the month that i will be passing to the landlord but, he is the type to something dramatic on a whim.

    The first question i have is can the Landlords bailiff do anything as the workshop is already covered by an order for a governmental debt?

    Whenever a bailiff comes and gives me an order they ask if the rent is upto date. I would phone the friendly bailiff but i don't want to worry him and force him into any action that will make the tough situation even worse.

    I'm supposed to pay the landlord everything i owe him tomorrow 10th November. So any advice you have would be really welcome.

    Do you work from home?

    Do you know how much of what you are paying towards these debts is charges?
