I think you are going to need to get some advice on this - many firms will give you half hour/an hour discussion of the case - and that may give you a really good stear in what you need to be doing - There may be an implied tenancy or something if you have been tenant without a formal tenancy agreement for 12/13 years - have a look for a solciitor who specialises in agriculture - http://lbcompare.co.uk/listings/?fwp...ry=agriculture - nothing to lose by giving a couple firms a call - even if you can get an hours advice for a small fee it has to be worth it.

Then we come to a aggrement ... That there would be no tenancy agreement but I would get all the planning permissions build the farm ... Run it and when I came to sell it we would share the proceeds
