    Me again and just trying to get some advice on my problem builder thread,

    I did not have any certificates for the electrics (they were never completed) on my build and yet a friend of the builders who was the building inspector still signed the build off.

    I am also trying to find out if I needed some sort of guarantee for the roof one was a flat roof and one was pitched.

    Who did this work......Trotters Independent Trades?

    You should get the electrics tested by an approved electrician, qualified to certify installations.

    If you replaced the entire roof or more than a quarter of the roof area, then you would have needed Building Regulation approval. It is also mandatory to upgrade the loft insulation to current regulation which I think is 270mm.

    If none of this has been done you need to apply for it retrospectively. Contact your local building control and they can advise.

      `thanks RO, and so it begins again. Builders do not accept the adjudicators decision, which is what we expected so a counterclaim is going ahead. I think maybe when they see that not only have they poo pooed the adjudicator and any previous offers of settlement by me and a counterclaim then they may see sense...but stupid is as stupid does or something like that !!!
