Boundary Dispute

I am in dispute with my neighbour about land bordering my garage. The side and back of my garage border my neighbour's land.

I have lived in the house since 1986 and have always believed that there is a strip of land (about 0.6m wide) at the back and side of my garage that belongs to me. Until this new neighbour moved in in 2020, the previous owners had agreed that this strip of land was mine and so I have been in possession of the strip for 38 years and have used it regularly to clean and maintain my garage.

My new neighbour, however, maintains that the border between his land and my garage is the actual wall of the back and side of my garage and that, therefore, I do not own the strip of land described above.

Could you please advise me of the best forum on which to post about this matter.

Have you downloaded plans for both properties from the land registry? Costs £3 each item

Yes indeed I have - the trouble is that the red line delineating the boundary is the equivalent of about 0.5m, so that doesn't seem to be conclusive. Comments on the plan itself say "This title plan shows the general position, not the exact line, of the boundaries".

Also I have a Land Registry plan from 1980 that clearly shows the strip of land around my garage to be part of my land, not my neighbour's.

People here give their time voluntarily and are very busy. There is no specific forum for your question but we all see it when we look at the latest posts. This is not my specialist area but these kind of disputes can quickly become extremely expensive. Have you explained to your neighbout that you have the plan from 1980? If you can settle this without any legal process then that is certainly the thing to do...why does your neighbour want the strip of land?

Badgolfer once a post slips off the first page it usually doesn't get looked at so getting back onto the first page is OK but a 'bump' is sufficient.

Having found a Land Registry plan from a conveyance in 1980 (see attached extract) I have written to the Land Registry asking them to correct a mistake on the current LR plan. My reasoning being that the 1980 plan clearly shows land around my garage belongs to me, whereas the current LR plan does not make this clear.

I don't hold out too much hope but let's see what they say. 1980 Plan extract.jpg

provided the garage has not been extended I agree and you are correct to write. Convincing your neighbour not to dispute it may be harder than convincing the LR!
