I own a house in an unadapted road. It is one of five houses. I have a side garden that is big enough to build another house on, and would like to apply for planning permission, but from the information I have read online, it seems that if there are more than five houses, the council would require the road to be brought up to the standard required for it to be adoptable, which would obviously be very costly. However, it seems it is very unlikely that the road would ever meet the criteria for it to actually be adopted by the council, as it is a cul de sac, and one of the criteria for the road to be considered for adoption, is that the road would need be of use to the wider public, not just residents. Obviously with it being a cul de sac, only the residents would benefit from use of the road.
So it seems that the road would need to be of adoptable standard in order to get planning permission to have a sixth house, even though the council would seemingly not ever consider adopting it. Can anyone tell me if this is correct? ( I have tried contacting my local council and highways dept, but needless to say I have had no joy getting a response so far).
