    Hi Everyone,
    I am new to this forum.
    Just a quick question I want to ask:
    I own a freehold warehouse which I am using. I have a right to access to my shutter to use as a loading bay which is falls in the yard where there are few companies. There is no obstruction to any other companies in the yard.
    As I am not using the shutter, I have rented the space near my shutter as 3 car parking space. I have done this with AST agreement as I don't want my neighbours
    in the yard to claim it is their land as they have been parking on this spot for years as this has happen to me some years ago.
    On my freehold title it says it is my access.
    My question is am I able to charge this rent for using this space. I have one big shutter where 3 cars can park side by side.

    is the land in question within your freehold title? Your post gives the impression that it is not, in which case I cannot see that you have the right to rent it out.

    ASTs are for residential lettings.

      I agree with Atticus. Access is just that - a right to pass and repass with vehicles but not to park. The owners may of course not know or not care in which case I suppose you can carry on but certainly not with an AST - you need a licence.
