  • Solicitor Admin Charges and Fees in Relation to Unpaid Ground Rent

    Hi

    I have received 2 letters from a solicitor in relation to unpaid ground rent. I haven't paid the ground rent for 4 years as I didn't actually think I would end up having to pay it. I appreciate this is was stupid on my behalf and I now know this was wrong.

    I have subsequently recieved 2 solicitor letters requesting payment. The two letters are dated 3 weeks apart but I only received them 3 days apart. The outstanding ground rent is £331 and the first letter is requesting a payment of £514 in total, due to admin fees.

    The second letter is referencing my lack of payment within the 14 days stipulated on the first letter. They are now threatening going to court and the total they are now requesting is £1150 in total.

    I believe this to be extremely unreasonable and excessive in relation to the amount of the ground rent they are trying to recoup.

    I have now contacted the solictiro by phone to express that I am more than happy to pay the first £514 but I am not in any position to pay the £1150. This is both for financial and fairness reasons.

    The solicitor advised they need to speak to their client to decide what I need to pay. I have now spoken to them 3 times over the last 10 days and have yet to get an answer.

    Should I bank transfer the outstnading ground rent and send them a letter saying that's what I've paid and the fees and admin charges are in dispute. Also, do you believe the over £800 of charges are reasonable and if not what can I do without putting myself at risk of further fees from the solicitor?

    Any help would be appreciated.
