I am selling a 2 bedroom apartment and have received an email with extra charges amounting to £610 from the solicitor. Are these legit charges?
The apartment is leasehold and has service charge ground rent costs. They knew of this from the beginning but have only now sent me this below when we are a couple of weeks from completion.
It's been hard to get a response from them. Can anyone advise, please?
From solicitors:
1). Preparing or approving a Deed of Covenant - Additional Fee:- £145.00
Sometimes in a purchase a deed of covenant is required to pass over certain promises that are linked to the property. We make this extra charge for carrying out this additional work.
Is this necessary for the purchase of an apartment?
2). Dealing with removal of a Restriction, Caution or Notice - Additional Fee:- £95.00
If you are buying, selling or remortgaging a property which has a restriction, charge or notice registered, we will charge for preparing, amending, complying or removing any. This is charged for each entry. This fee will not be charged on any standard restrictions associated with a mortgage. Please note there may also be an additional charge made by the Land Registry.
3). Transfer of a share in a management or freehold holding comp - Additional Fee:- £50.00
If you are selling/remortgaging a property and own a share in that landlord or management company and we are required to obtain a replacement share certificate we will charge for this. Please note the company may also charge a fee.
What do they mean by this?
4). Additional Title Deeds Fee - Additional Fee:- £150.00
If you are buying or selling a property where the property is split over two titles we will charge for preparing the sale documents for both sets of title deed, and transferring both titles.
The property is under my name only?
5). Third party/ Management Company or Landlord fee - Additional Fee:- £150.00
If we have to liaise with a third party in connection with the transaction to obtain information relevant to the sale or purchase we will charge for liaising with the third party
The management and leasehold company have sent the information packs to the solicitors. This is standard practice for these sales. Is this additional fee standard?
6). Companies House Search Fee - Additional Fee:- £20.00
If there is a UK limited company involved in the dale or purchase it will be necessary to obtain documents from Companies House. We will charge for checking that documentation.
The apartment was purchased under my name, not a business and the buyer is purchasing it under his name.
