    Hello!

    Can anyone give me advice, please?

    My father passed away leaving everything to me in his will. He was married to my mother who is still alive and living in their home. The title deeds of the property are solely in my fathers name & Mum is happy for ownership to transfer to me ( realise I need to consider my own will etc going forward & obviously no intention to sell etc) Before I apply for probate, am I correct in assuming that I can just do this? The estate is below IHT threshold.

    My concern is if anything should happen to Mum in future, could any financial claim be made on the property? ie could it be argued that she has part ownership?
