I live on a private Mews road and 5 out of the 12 houses have erected bollards outside their properties. Aside from these being quite a blight (half of the Mews now looks like an NCP car park...) a number of residents have either accidentally driven into them or tripped over them in the dark. Looking through the land registry deeds, we all only own our specific properties (there are no front gardens - we all just open our doors into the Mews) so it would appear none of us have ownership of the road outside our front doors. There is just one stipulation ‘not to do anything upon the property which may be or grow to become a nuisance to the owners and occupiers of the retained land and each and every part thereof’. So my questions are: a) does each property have a legal right to install a bollard outside their house? b) would the remaining residents have any way to insist that they are a nuisance and should be removed? c) can anyone claim the road outside their house is ‘theirs’ or would we all have equal claims on the entirety of the road - therefore installing said bollards would need to be approved by all of the owners?

You say it is a private mews road, but does not appear on land registry titles.
Have you checked with local authority to see if it is also a public highway?
Mostly the land outside a property to a halfway point in the roadway is owned by the owners of the property, (athough in the case of a public highway they can't do anything with it!)
However if it is a public highway (whether maintained privately or by the road authority) it may not be obstructed*
If the retained land is the road and if it is a completely private road (ie not a public highway) IMO it would be up to any aggrieved owner to apply for a court injunction to enforce the restriction (if unable to resolve the matter over a cup of tea!).
However be aware of cost implications, and the fact you (no matter whether successful or not) still have to live next door to your neighbours.
