    Hello everyone,

    I entered a lease agreement last year, in Feb 2019. I sent the contract to HM Land Registry and the forms TP1 and AP1. I have recently received a document asking me to clarify a few points, the first of which is to register the lease (I assume through form FR1?). It also asks to include the prescribed clauses required by rule 58A, Land registration act 2003.

    The second part of the letter says: "Under s.1(2A) of the Law of Property (Miscellaneous Provisions) Act 1989 as amended by Regulatory Reform Order 2005, merely sealing a document doesn't make it a deed. It must be clear on the face of the document that is intended to be a deed.

    Please arrange for attestation to the sealing of the lease to be amended to expressly show that it has been executed as a deed and send us a certified copy.

    The method of execution in Form C in Schedule 9 to the Land Registration Rules 2003 would be acceptable."

    What does this all mean? Do I have to add the form C to the original lease, and change the front page of the lease?
