  • My rights as a tenant, leaving my contract

I would like to leave my contract, which I am stuck in until September.
Before Covid, I had to leave early but I found a replacement and landlady accepted this. However, with Covid, the replacement had to return to her home country and I had to return to my hometown. She won't let me back out of the contract unless I find a replacement, although this is not stipulated as a requirement in the contract.
There are 3 rooms in the shared flat. The contract is such that if I do not pay rent, it falls on the other tenants to cover my share.
What rights do I have as a tenant?
