    I received a parking ticket in December 2019 by Parking and Property management. I live in a block of flats where only half half the flats are covered by Parking and property management so in the Carpark only half the bays are controlled. My allocated bay is not controlled by them. My bay was occupied so I parked in any other bay (not knowing it was being controlled) and I received a ticket. A friend of mine said throw it away as they won’t pursue because they’re a private company and have no powers. Not a good decision as I have now received a letter from the County court business centre regarding this. I rang the law firm which issued this and explained that I am a resident however they said I’d need to write my defence as they can not withdraw the claim. I need advice on what to write so if anyone can help it would be much appreciated. Let me know if you need more information.

    Now you've got the measure of the parking business, they CAN very much withdraw the claim, at any time.

    First acknowledge the claim using the details and the password on the form.* If this is done 5 days after the date of issue on the form that gives you 33 days from the date of issue to get your defence to the court.

    So write to BWL and demand all the documents that they intend to use in court in order to narrow the issues between you , as expected by the courts.* You expect this by return or no later than 7 days.

    As you didn't see the signs then how could you know?* Find some defences on here and the Pepipoo forum and modify to suit.

    What does your lease say about parking?* How you got pictures of the apparent lack of signs in the location?

      There is a sign up but I didn’t not know what bays were controlled. *Parking management controls flats 223 to 237 however I live in flats 213 to 221 which do not have any parking control. I thought I wouldn’t get a ticket when I parked over there. I’ll have a look at the Defense section and see what applies to me*

        After submitting my defence I have now received this. Should I go with the small claims mediation service or should I decline*
