    Hello all! So glad I found you all! I'm in need of a bit of assistance.

    I'm remortgaging. Have engaged the conveyancer and all going smoothly. However, I've been informed that my name at HM Land Registry does not match my ID (HMLR does not state my middle name, never has in 20+ years, but all my ID does). Lender not bothered about this - I spoke with them personally. Conveyancer says they cannot go ahead until I either change my name at HMLR or I provide photo ID without middle name showing. This is for their own ID checks. Can't do the latter, and its time consuming to do the former. Is this law? Can the conveyancer ID check me some other way? Thanks so much for any assistance!

    Providing ID to your conveyancing solicitor is in order to comply with the Money Laundering Regulations 2007 (MLR) where there is a requirement for them to verify the identity and address of new and existing clients. So, I presume that your conveyancing solicitor needs them for this purpose.

    Forms of identification need to be one a photo ID e.g. passport or photo driving licence and one for address ID e.g. a recent bill or bank statement (last 3 months). By providing the latter which would have the same address as the property held in your name at HMLR I cannot see the issue over a middle name, when the reason for the ID checks is to comply with the (MRL) unless I am missing something.

      Thanks for your response! So, its not law that they have to confirm this by Photo ID, which I don't have? Are they just being pedantic? I have so many other documents I can send them which should suffice.

        Their requirements are under the Money Laundering Regulations 2007 as a new client will require you to provide a photo ID such as a passport or driving licence.

        Not sure why if you can provide that and verify your identity they are not accepting the HMLR entry because of the addition of a middle name.

        Just a thought is your middle name on your birth certificate, if so maybe a copy of that will be acceptable to them.
