We are a small women’s centre based in North London. We have been approached by email by the owner of a neighbouring flat to our premises. The email states that there has been an issue with the gutter and down pipe on the roof of our centre which abuts his property which he has rented to a tenant. He claims that a lack of waterproofing has caused a leak, which has come through the walls and caused dampness. We had never been alerted to any issue prior to this email. He went on to say that due to recent rainfall he had to take action to remedy the issues. We can see that a coat of bitumen waterproofing has been applied. The neighbour is asking for a contribution from us towards the cost of these repairs which he lists as:
(a) Approx £600 on waterproofing the roof wall
(b) Approx £1000 for the leakage/damp
We would be grateful for any advice about our liability in this regard. Especially as we were not alerted in good time to the issue so that we could take action and also not consulted about the remedy that was undertook.
