  • Change of materials for a roof?

    Hi there, I have been looking around for evidence of what constitutes a change of materials for a roof as we are having a very hard time with the planning office conservation officer on a separate matter (Velux rooflight installation). The property is in a Conservation area.

    The roof we we had was red clay rosemary tiles. We are now changing over to red clay tiles which are a pretty close match - with age they should be indistinguishable from our old tiles.

    Originally we we had applied for planning permission to change to a slate roof due to the weight. However this was declined and our Velux installations along with them. Interestingly there are many properties in the same street with both slate and concrete tiles, but none had garnered planning permission. We reapplied for the Velux window installations and removed the change of materials thinking that like-for-like tiles would be ok as a matter of maintenance but the planning officer keeps on sending us requests for tile samples and photos which are unrelated to the velux planning application.

    Is is there an actual definition of what is acceptable in like for like situations bearing in mind that we have very limited funds which we had to remortgage for?

    Are you having the entire roof replaced or just surrounding the new velux ? If just surrounding the velux can you not use the original tiles from the area the velux is installed and recut them ?

    At least they weren't originally handmade tiles as that would ramp your costs up hugely.

    Do you actually have the permission for the Velux already ?

    Are you complying with the requests to provide tile samples ? Like for Like is exactly that. They should be as close to the original materials used as possible. If you can source reclaimed tiles that match ( age wise too) it would be best.

        Thanks very mich for the advice. It is a total roof replacement as there was no insulation and most of the tiles were significantly degraded. We were only left with 1000 usable tiles.

        we have complied with the request for details, but taking the tiles down to the planning office is tricky as I don’t drive and work full time. We have sent pictures instead.

        We are getting the same types of tiles (reddish clay) but the roof had been patched so many times that there is no standard like for like. Is there an actual definition of the term as buying the same size new red clay tiles to replace dead red clay tiles should meet that criteria.

        The velux windows are awaiting planning permission but these should be an entirely separate issue now - they don’t require conservation agreement, only planning.

        It is is my understanding that we should only require building regs to get involved with the like for like replacement. Is this not correct?
