    I'm a landlord. I can't get in touch with my tenant to organise a annual gas saftey check. She's obstructive at every opportunity. Where do I stand.

    It is a legal requirement -

    Letter to tenant with a set date and time.

    To call you if that date time is not suitable.

      An annual gas safety check is a legal requirement. Have you considered handing the letter to your tenant by hand (or recorded signed for)? Perhaps pointing out the dangers of carbon monoxide, the position it leaves you in should a safety check not be done. In social housing it can lead to risking tenancy should a tenant not respond. Ultimately point out that you only have your tenants welfare at heart and wouldn’t want to go down the court route to gain access to make sure that the property is safe for their occupancy.

      you can get a control unit which sets at service intervals (365 days) fitted next to the boiler and will bleep until the boiler is serviced.

        notify the tenant by letter that on such and such day/time entry requires as per Regulation/safety check of appliances,. you have a spare key then use it?

          AS said above, just notify them that your comming, give them 3 days notice if possible by letter, you can enter with the key or nmake entry

          In general, as a LL, asd long as you give three days writen notice, you can go in the property to do required emergancy repaires. Its part of standard AST contract to give the landlord right to enter to service or maintain the gas/water/elecy, this included corgi
