Joint tenants and law of intestacy

Hi

Dad & Mum holds a property under joint tenants, Dad passes away without leaving a will leaving spouse and son.

Under the law of intestacy the total assets are distributed as follows spouse gets chattels & £250K and the balance is split between mum & son.

Is the property that is held as joint tenants excluded from the total assets calculation?

Joint tenants means the property automatically passes to the other person on death and is not part of the estate.
