  • Help in interpret a clause mortgage/trust

I'm not sure how to interpret the following clause in terms of how the mortgage is supposed to be paid if by the estate before being put into the trust or if this same property needs to be sold to pay for the mortgage, in the will it says that the remainder of the estate will go to a different benefitiary: " I give to my trustees absolutely and free of tax and free of any mortgage debt or other sums secured on the property which together with any related interest or expenses my trustees must pay from my estate all my interest in the property XXX or in the net proceeds of sale thereof (the property fund)"

The mortgage needs to be paid off first
