Probate lawyer breaks court order 3 times to sell mother's home half price

  • Probate lawyer breaks court order 3 times to sell mother's home half price

    Hi, a probate lawyer had become the administrator of my mother's estate.

    All he had to do was do the Dec 2019 court order to sell my mother's home for £750,000 minimum.
    But what he did was break the court order 3 times. He was also told by a judge to do an undertaking to sell my mother's home.
    But now he has listed it as sold for £500,000
    The point is also that the Dec 2019 court order to sell my mother's home was after a 4 day court case, which was a joint contract between me and my late sister's estate. So lawyer has also broken a contract.
    Also he broke the court order to help in fraud by making the next store (28 Hoole Road) to think her property was not worth 740,000 but he tried to make her think it was 400,000. And his friend was a probate lawyer who controlled her late mother's estate so he also said it was only worth 400,000.
    And then the semi-detached other half of the property 28 Hoole Road which was not under the control of the probate lawyers sold for 740,000 in two weeks.
    And as 28 Hoole Road is identical to 30 Hoole Road they must be worth the same.
    And my mother's home has 12 massive bedrooms, all with WC and with land to build two 28 Hoole Roads on it. And 28 Hoole Road has five small rooms with only 2 WC.
    And my mother's home is twice the size of 28 Hoole Road. So how can my mother's home 32 Hoole Road, be worth 500,000
    And we found out by a Subject Access Request from the lawyer that they ignored two offers to buy my mother's home for million.
    And many say these probate lawyers have done this to many others. Any suggestions please.

    Can you remove the name of the Road?

    Does the solicitor have a complaints procedure?

    Are they regulated by the Solicitors Regulation Authority?

    Have you lodged a complaint with the police if you believe fraud has taken place?

      If you feel that your solicitors have acted wrongly, then you can make an official complaint, but in this instance YOU may not be the person who instructed the solicitors and it needs to be that person to make the complaint. That is done by a letter starting off with OFFICIAL COMPLAINT and that will get it started on a formal procedure that has to be followed by solicitors.

      If the solicitor was instructed by the Court, then you need to apply to the court and explain the circumstances.

      From what you have said it seems that actions were certainly not in the best interest of the client and should be looked into.

        I have taken out the road part.
        Yes they are under the SRA but they have not replied.
        The SRA ignored the other probate lawyer who did 100,000 debts which did not exist.
        I have tried the police and they have said it is civil matter

            You suspect Fraud, that's a criminal matter. The police are just 'batting' it away.
            You need to get them to listen to you, best way is to lodge a formal complaint with them.

            Contact a 'negligence solicitor', run the scenario and evidence you have past them,
            see how they suggest you proceed.

            You aren't hiring them at this point, you just seek pointers on the 'direction of travel'.

              Mark, you said (Yes they are under the SRA but they have not replied.) - The problem here is that you were not the person who appointed the solicitors and the SRA can only deal with the appointing person. So who was that and how long ago did you contact them?

              If you get nowhere with this and the executor or appointed representative are unable to act for some reason, then tel us what that reason is please. Members of this forum can only go on the information you give and unless all the details are known, you will just be going round in circles all the time.

                Sorry HOW do i edit the text. I have changed the Roads, but most of this is all online now. The events are the following.



                Me and my late sister estate went to court and in the end we came to understanding which was a court order Dec2019 to sell my mother's home for 750,000 min

                There was to be appointed a new administrator of the estate by the Law Society to replace probate lawyer PB (tried to do 100,000 debt and get my mother's home cheap at 450,000). The new probate lawyer to replace PB was JB.


                JB then did nothing for a year.

                Then JB in Oct 2020 got RICS to do a report.

                1.0 A property surveyor AL did a RICS survey on my mother's property which was a fraud as it underpriced my mother's home (32 Hoole Road) by 120%.

                And he has done it to others see Yale.com. And we can prove he is part of a Cartel by his past work. A property expert said this happens a lot, see CMA

                2.2 And in court documents, JB, who asked AL to do this RICS report, states that this RICS report was wrong when he was found out doing wrong himself.

                2.3 But then JB did not do a new RICS report on my mother's home, to avoid the true value from being found.

                2.4 Then the firm that did the RICS report has a boss which does not exist and has other complaints about it.

                3.5 Then you have three estate agents who list the property prices as high until the property is under control of the probate lawyers.

                4.0 And before this the probate lawyer (JB & PB-different law firms) ignore two buyers for a million for 32 Hoole Road,

                Then to lower the value of the property they damaging the property, and did a false RISC report etc.

                5.0 And other estate agents from outside the area, state that 32 Hoole Road should go for more than £800,000 plus (paper work sent to CMA).


                6.0 And the probate lawyer JB, broke a court order three times and undertaken to the court, to sell property 32 xx Road for £750,000 minimum.

                7.0 The reason the lawyer did this was to con next store of 32 X Road,which is 30 X Road, to make them think their late mother's home which the probate lawyer P. Bartlett was controlling was worth only £400,000

                8.0 And this false price by the probate lawyer was supported by a cartel estate agents (paperwork sent) also saying 30 XX Road was only worth £400,000 which was a lie. ( A group ..a cartel)

                9.0 But then the property at 28 xx Road, which is the semi detached other half of 30 xx Road, which was NOT under the control of the probate lawyers or the group of estate agents, was listed by an international firm and sold for 740,000 in two weeks.

                10.0 And 28 xx Road is identical to 30 xx Road.

                11.0 And 28 xxx Road (5 small bed rooms & 2 wc) is half the size of 32 xxx Road (12 massive bedrooms all with wc) so how can 32 Hoole Road be only 500,000????

                12.0 And the same for 42 xxx Road which was done by the same cartel (same lawyers and estate agents).


                13.0 Also JB also listed 32xxxRoad for £500,000 on an auction site to help cover up the actions of Probate lawyer PB who by force took control of the Will of this estate and the sale of 32 Hoole Road in the past.

                14.0 And when PB controlled my mother's estate, PB stated the property 32 xxx Road was worth only 450,000 but he runs an estate agents and his office is 31 xxx Road.

                15.0 Which is next to a property like 32 xxx Road which went in the past for 750,000

                16.0 PB also stated there was 100,000 debts to 32 xxx Road estate but this was a lie (to force the sale of 32 Hoole Road) and so he was removed but all that happened was JB was appointed as probate lawyer to cover up PB crimes.

                17.0 And PB had no right to the Will of 32 xxxRoad estate, he did this by buying the law firm to control the area of property so he could control the prices. Another Cartel.
