Signatories to deed of trust?

The deed of trust relates to a leasehold property, purchased on trust for the beneficiary. The settlor and trustee are the same, and only one beneficiary who is not the legal owner of the property at the land registry, does not live there, and has 100% beneficial ownership.

Only the settlor/trustee has signed the document, not the beneficiary. Is this a validly signed deed? It is witnessed by an unrelated party.

Hi Mark1980,
The beneficiary wouldn't need to sign the Deed unless they were part legal owner themselves. It is the person creating the Deed who has to sign and have their signature witnessed.
