  • No hot water or heating

    Renting - Faulty boiler since I moved in 02/21, hot water only provided when heating on - received large gas bill as result, now complete failure of boiler and no hot water or heating since 09/08 and no confirmed fix - what can I do?

    Am trying to be reasonable here, but I think this may have worked against me.

    When I moved in, in Feb this year the heating wasn’t working at all - plumber came and fixed that.

    Then the boiler shut down shortly after - plumber came and fixed that, and told me he’s been around many times to fix this boiler, the Landlord knows the situation, and that there’s only so much he, as a plumber, can do as it needs replacing.

    Since then, I’ve had to keep the heating on for the boiler to provide me any hot water (landlord was informed of this).

    He made all the right noises about getting it replaced, but a like for like gas boiler replacement was ruled out due to changes in flue regulations.

    Long story short, people have been talking about putting an electric boiler in since about March of this year, and they all said there’s many caveats to it being workable (due to the power supply into the building etc).

    Cut to this Monday, the pilot light on the boiler just kept repeatedly going out, and I had a very faint smell of gas, so reported that - Cadent came and shut the boiler down and disconnected the gas.

    Today two more plumbers came and gave more or less the same answers with regards to replacing it with an electrical boiler (I.e. no definitive course of action).

    I then suggested a new gas boiler was put in the kitchen, with the flue going through the living room - my landlord seemed agreeable to this, but is now not responding to my messages for this to be treated as an emergency as I have no hot water or heating, and I also have my 7yr old daughter coming to stay with me on Monday (I informed my landlord of this when I reported the total failure on Monday 9th Aug).

    My question is, what can I do to force this to get resolved ASAP as an emergency (I believe section 11 of Landlord and Tenant act is relevant here) and should I also not be compensated against my rent? I’m currently paying £1k a month and it’s a 1 bed.

    TLDR: £1k / month 1 bed rent - heating and hot water intermittent since Feb, completely out since 9th Aug - Landlord seems to be a lip service specialist, no solution as yet - what can I do? (7yr old child at property)

    Hi Renterhelp

    I'm taking it that all your communications have taken place verbally with your landlord and you haven't submitted anything in writing to him, you should summarize the situation, the promises made (broken), a date by which the problems should be fixed. Explain that this is potentially a Health & Safety issue and the matter will be reported to the council. Send it Record Delivery.

      Thank you Echat - all communication has been via text message (so I have records) and verbally.

      I am going to inform the landlord today that I will be formally notifying Hamptons of the issue (who I let through, but they do not manage the property).

      current estimate for a new boiler is 27th August…
