We own a first floor flat and currently rent it out to our tenant. The property management company recently got in touch informing us that Northumbria Water had informed out tenant that there was a leak to our supply water pipe and that as this was within our property boundary, it was our responsibility to fix.
Our insurance company sent out contractors to identify and fix the leak, and they have said that the access pipe runs under the ground floor flat and then up to our first floor flat. They have written a letter informing of the need for access, as have Northumbria Water - but there has been no response. Our tenant does not believe the flat is occupied and rarely sees anyone at the property.
We are worried of structural damage and the possibility we will not be able to sell the flat without declaring this issue.
Northumbria water have advised they are not pursuing legal action with us for failing to fix within 30 days and I am wondering what options I have open to get this resolved ASAP.
