  • parking tickets on private land

    Hi all,
I would really appreciate your help in here. I have received a parking ticket parking on a private land as I rent a flat and I also rent the parking space from the landlord in London. However, in the same parking space there are few parking spaces for a retail store underneath the building. when I received the first ticket last year, i have spoken to the landlord and he then spoke to the shop to call their company which they hire for the parking and clear the issue. However, the letters kept coming, but the landlord said i do not need to pay anything as this is his private parking space and he owns the deed. Now, the letter came from SCS law telling me I have 30 days to either pay £600 or fill in some forms and return to them, something about acknowledging and paying or disputing the debt. I have spoken to the debt recovery company to explain the situation, but their customer service are shitty and do not listen. I have also spoken to the parking ltd company and they said I had 30 days to complain and I did not so they can not help!.

Any advice on what to do? shall I just pay? I heard that these company are scammers and they just scare people. any similar experience please, your help is really appreciated.

    Thanks

    Hi

What you have received (the letter, forms etc.) is a pre (court) action protocol, a precursor to a court claim.
    This explains it.
On the return portion, tick box D. (Dispute debt.)
Tick box I for 'I need more info'.
    Ask for
True copies of all windscreen PCNs & postal PCNs
A true copy of the agreement between [the parking co] & the landowner/authorised agent.
A copy/copies of any relevant site signage.
Any other evidence which [parking co] intend to rely on in the prospective court action.
Don't worry about the income/expenditure form.

Sign it & return....keep a copy & get proof of posting.

Even if you still have copies of PCNs, ask for them anyway.

If it were me I'd wait until 5 or six days before the deadline to send it.

Your lease agreement may be the important thing here
These will give you an idea of why.

& link in the following post

But often the PCNs & signage are defective as well.
If you have copies/pictures, please redact personal info & post them up on this thread.
