    Hi first of all I am after some advice please

    When a house sale first goes via solicitors, sales particulars are sent within those sales particulars are a floor plan.

    Does the solicitor have access to check old floor plans or what checks are done to see if there are any amendments ie a new bathroom please ?

    We are in the process of purchasing a house the solicitor was given a floor plan at very start of the sale on that floor plan it shows a new bathroom upstairs. The seller has removed an existing toilet and moved it using some of the bedroom space and created a main bathroom adding a bath shower and sink

    The survey has flagged that the pipe work outside is combining waste and rain which can cause flooding and after doing some research online there should be regs for this ? Is that correct please ?

    The solicitor was given the floor plan at the start of the sale what checks should they have done if any to raise this enquiry? Not only that the seller in the first lot of enquiries responded to one of the questions advising that they have added a bathroom using bedroom space should this not have been picked up ? Our solicitor is avoiding the question on why this wasn’t picked up and simply responding they don’t look /access floor plans to check


    I have attached old and new floor plan both can be found on rightmove

    What are our next steps here please to progress with the sale

    The bathroom work is also less than a year old so I am not sure an indemnity policy would stand

    Floor plans are not generally sent. They can be part of the estate agents' particulars, but the solicitor's job is to identify the property and the right to sell - to obtain a title good enough to sell.
