  • Completed on house - seller in breach of contract?

    Hi, hopefully someone can advise on this

    we completed on our house today and got our keys quite late. When we arrived at the property the seller was still present removing items so we decided to go and have a meal and wait. When we returned we entered the property and found there were lots of items still in the property that were not in the fixtures and fittings agreement of our contract. There was rubbish all over the garden too. He had also removed a bunch of lights from the ceiling and just left hanging wires which they again, agreed not to do. There also looks like there is significant water damage to the ceiling of the living room which was not there when we viewed the house. It looks like a leak from the bathroom above it.

    how would I best approach this? Would it be worth me speaking to our solicitor who helped us with our house purchase?

    appreciate any advice!

      Upon a house completion, the seller must leave the property in how you have agreed in your contract. You should message and talk to your solicitor about this issue. But also look at citizensadvice as this should help with further information.
