    The Land Registry do not hold a copy of my Lease, nor do any previous owners. I was a cash buyer so there was no mortgage to require visibility of the Lease. It has been lost. Believe me - I have searched everywhere.
    I live in a block of 4 flats, each owning 25% share of freehold. The other 3 flats do hold copies of their Leases. From these, it is obvious what the wording of mine would be.
    I have been advised that the only way to solve the problem of my missing lease is to surrender all 4 leases, and regrant all 4 with the original wording and exact terms again.
    The other leasholders (all residents and owners) are reluctant to do this. I think the word surrender is putting them off. I have tried to explain that the surrender and regrant is simultaneous. From the start I have offered to pay for independent legal advice for each flat. They just keep on saying that they've been told there's another way. I have consulted 3 solicitors, all of whom say surrender and regrant is the only way.
    Has anyone been in this situation before? Is there a way that the freeholders just give permission to issue my flat with a new lease (thus removing the surrender part that they seem so uncomfortable with).
