  • Private rights and easements

    Hi there, hope all are well.
    The land that my house is sited upon has private rights access to other residents on the bridleway, the bridleway is a link between two main roads, one of which is currently closed for 10 months of road works, as a result traffic is illegally using the road as a rat run. We have been told by the council that we can fir an electric gate if all residents are in agreement, unfortunately there are a two resident that are not. If we were to go ahead anyway and fit the gate (and give them a remote control or the keypad access code) would it be deemed as us restricting their easement across our land? Or, because they still have access from the other end of the lane would they be unable to take legal action against us? Also is there an easy way of determining what access rights they have in their deeds? Many thanks in advance
