  • Damaged drains during extension holding sale up

Hi, hope somebody can assist with putting me in the right line.
2014 permission to build over the drains, cctv survey completed no defects
2014 extension completed, letter sent direct to architect by water authority for completion, not sent on to me.
2019 sale of house, complete cctv survey of drains under extension showing fractures across the entire extension 9 metres.
this is the only aspect holding sale up so I have paid 1800 cash to get the matter sorted.
I have sent a letter to the builder but have had no response, the architect is saying the letter was sent to us to obtain survey after work. I know I haven’t damaged the drains so who do I pursue in the small claims the builder or the architect. Or do I just right this off as a expensive lesson.

    Kind regards
