  • Probate House Purchase

    I have just had an offer accepted for a small house the owner of which passed away some 6 months ago, therefore his next of kin are dealing with things and as I understand it this is a probate sale/purchase.
    Can anyone advise what the time scale might be before I could become the legal owner of this property?

    It should be quicker than a standard sale reliant on the seller buying their home and moving out. So just the standard conveyance, solicitors timescales. Has anything occurred which has made you think it may cause a delay ?

        Provided they have the Grant already then all should proceed like a usual purchase. Is there a chain (are you selling your current property too)? If there is a need to get others in line before exchange of contracts that is what could delay matters, but no more than any usual conveyance.
        With a good wind behind you then it could be done in 6-8 weeks but of course there are all sorts of things that come into play, mortgages, searches, completion of documents etc. Nothing unusual and likely slightly quicker as the house you’re purchasing I expect is empty and there won’t be another purchase connected.
