Landlord being fraudulent?

Hi everyone,

Thanks for reading.

My landlord came round the other day (with giving an hour notice! Annoying but not the issue) and asked the other tenants to sign a new contract putting them onto a joint tenancy. Two of the four signed but I refused saying that I didn't want to switch to a joint tenancy because I was worried I would then be liable for the other people's rent if they left early.

Well she wasn't happy about that and then said that my old contract would be the one that is enforceable and that she would sign a different contract saying that this new contract is void and unenforceable.

From my understanding she wants this contract because she is getting a loan and the underwriters want all the tenants to be on a joint contract.

So do you think I should sign the new contract and another document saying it is not valid? Also would the underwriters be annoyed with them doing this?

Obviously I am a bit worried that not signing would annoy my landlady and put me in a bit of bad situation with them and potentially have me kicked out.

Any advice would be very appreciated.

Although ... personally, I would be very wary of signing any new 'contract' on the promise that a further one will be produced later to rescind it :sad:

The LL can not do that. Am presuming the property is a HMO ( house in mulitipul occupation ) and that the tenats a family ( all )

Do you have a copy of the conract ( take put personal details and addresses )

Sorry should have said this in the original post the house is a student house so none of the tenants are family.

I thought the landlady left the contract here in the hope I would sign it in her absence but seems like she took it with her. From memory the only differences from my original contract were: the rent was for the total house (instead of just my room) and it listed all the tenants (Instead of just me). All the dates were the same.

Being a student let ( its a hmo ), your original contract stands, a LL can change some terms of a tenancy during the term ( with agreement ) but they cant change the type of tenancy like that without formally ending the first contract.

Its odd really, when you have any type of himo, you get specific insurance usually, especially with a student let. Is your tenacy a fixed term one, if so, whats the end date
