Selling a 2nd property

Can someone advise. I am selling my 2nd property with tenants living in it at the moment but they could well be moving out in a couple of months. I am undecided what to do for the best as I don't really want the property to be empty until sold as the mortgage payments still need to be paid on it. I didn't really want to rent it out again as I just want to sell it but I cannot afford to leave it empty with no rental income until it's sold, not knowing how long it will take. Can anyone offer some advice please? thanks

Talk to letting agents and estate gents . There are buyers out there who will buy it as a going concern.

I have had an offer made on a 2nd property which I have up for sale and I have accepted. What happens now? Do the potential buyers have to get a Survey done and if so what sort of things are basically looked at from the Survey? thanks

They don't HAVE to get a survey done, it's up to them to decide whether to have one done and how much they want to pay, i.e. more for a full structural or less for a standard homebuyers survey. If they are using a mortgage to buy, their lender will want to do a valuation survey to make sure the property is worth at least the amount they are lending on it and that there are no major problems with it. Those surveys are done for the sake of the lender rather than the buyer but the buyer will get a copy of the valuation report. Some lenders offer to pay for the valuation survey as part of their mortgage deals, others charge the buyers for them. The buyer may be happy just with that report or may opt to have their own, more in-depth survey done.

It depends on the age and type of the property as much as on your buyer's character. Some overcautious people I know would commission a full structural on a one bed flat in a 90s block while others bought a 5 bed 1930s unmodernised house in London without any survey, other than the lender's valuation report. When I sold a property years ago they decided to pay also for an electrician and a damp specialist company in addition to the surveyor; they were concerned about rotten wood on the back door frame. I must confess I used a bit of polyfilla and some paint the w/e before the damp people were due in and I never heard anything further. :grin: :grin:

If they opt for a full structural, the surveyors will probably bring ladders and look in the attic, at the roof, etc.

Selling an old terraced house and what a Surveyor's Report might mean

I am in the process of selling an old terraced house, an offer has been made and I have accepted it. I assume the next stage will be the potential buyer will have a Surveyor's Report done on it. This was my family home and I used to live in it with my parents many years ago. I am just wondering how I would find out whether the property has had a damp proof course done on it ie I cannot remember if my parents had one done and if so where the paperwork would be. Is there any way I can find this out? is there someone I could contact that would hold such information? Advice is much appreciated. Thanks
