Halifax Mortgage Arrears Charges Reclaim

    Sorry if not posted under correct thread.

    I have had a mortgage with the Halifax since 2001 and recently requested some Statement of Accounts to check on some payments.

    When reviewing details received, I noticed a few of the following charges :-

    High Lender Charge £228.25
    Missed Payment Fee £20.00
    Arrears Admin Fee £25.00
    Returned Cheque Fee £20.00
    Deeds Dispatch Fee £40.00
    Telephone Call £25.00
    Letter Fee £35.00
    Sundry £349.00
    Matched K £852.04

    Can I claim any of these back plus interest ? If so is there a letter template and appropriate spreadsheet for reclaiming ?

    Can you please the items I have highlighted as these appear the mosy significant amounts unexplained

    High Lender Charge £228.25
    Missed Payment Fee £20.00
    Arrears Admin Fee £25.00
    Returned Cheque Fee £20.00
    Deeds Dispatch Fee £40.00
    Telephone Call £25.00
    Letter Fee £35.00
    Sundry £349.00
    Matched K £852.04

      The Higher Lending Charge is not a charge as such, it was formerly known as Mortgage Indemnity Insurance or Mortgage Indemnity Guarantee, which reflected its purpose more accurately. It is intended for the lender to cover the cost of insuring the mortgage against losses caused by a potential shortfall should you default on your mortgage. Many lenders charge this on high LTV mortgages according to set criteria, for example, if you borrowed more than, say, 75% you'd be charged a certain amount, others would only charge it if you borrowed, say, 90%.

      You can't reclaim the Higher Lending Charge as it would have been used to purchase an insurance policy for the lender. The fee is usually charged up front, often added to the mortgage itself, rather than being applied over the term of the mortgage. I'd have thought in 2001 it would still be called Mortgage Indemnity Insurance. Did you agree pay the fee in installments instead of up front?

        Sorry that is why I was asking, have not got a clue lol ! Don't worry I will be asking

        Anyway, is it the same letter as reclaiming bank charges, obviously that is if I am entitled to pursue.

          Yes the fee was paid up front and appears as Higher Lending Charge on statement provided.

                              I just had a quick look but does state that they will only entertain complaints that are made three years from when you realise you could. Does that mean that I probably too late now would you know ?
