Private Landlord - Advice Please

I moved into private accomodation begining of November.

The landlord agreed to do this on a month to month basis as we needed somewhere to live whilst we were purchasing a property.

The landlord agreed to have pets.

I note in the tenancy agreement it does state to pay for the place to be fumigated if there are any fleas; however as I put flea treatment on my cat every month, I know there arent any fleas.

The previous occupiers also had pets a cat and a dog, and the bungalow smelt very badly when we first moved in.

If the landlord asks us to fumigate and we say no, can they withold the deposit?

I would've thought they could withhold the cost of fumigation, along with any other dilapidations, in accordance with your contract.

Surely, as the agreement appears to be amicable, you can talk it through with the LL and it needn't come to any such dispute?
