Check the contract, sole selling rights means that they are the only agent and its only when the prospective buyer signs up through the agent that the whole thing comes together. The single most important words here are "Introduced" and "Agent". The person who wishes to buy has not been introduced by the agent or any other agent and they will have to prove that the potential buyers heard of the property through their advertising or arose from their work and input. They also have to describe the exact description and scope of the "Agent" be it an Estate Agent, Professional Middleman or Individual Non Professional who has introduced the buyer to you. If there is no description then then it it would be taken as and Estate Agent or Agency therefor if the person heard through the grapevine has not been "Introduced"
At the end of the day the burden will be on the estate agents and they will have to have the buyer signed up with them to even think of taking you to court because that and or a description that covers the person who "Introduced" the buyer could be describe as an "Agent" is the only way they will have a chance of winning.
