  • Breach of Contract

This is regarding a privately rented property.
We originally were curious because of bad experiences with landlords and asked the agent if LLs ever gave more than 12 months contracts.
Very quickly we got a positive response to say LL would give a 24 month contract.

Good, made us feel a little more secure as previous LL had served a section 21, no reason other than greed! Anyway!

2 weeks into the new tenancy and the 24 month contract we discovered the neighbour from hell.
And so began 15 months of noise logs, council contact, police visits and a near nervous breakdown and a breakdown of marriage.

We decided life was too short and asked if we could end the tenancy, but only at a huge price which we didnt have.
We have since moved and obviously the deposit is still with the deposit service, the current LL is asking for all sorts of costs and we have just returned all our evidence to the dispute service.

We know we are in breach of contract, there are some things that have just not been done correctly by the agents and LL.

We arent looking for any payment or similiar, just to get on with our lives really.

Is there ever a good enough reason to end a contract and be in breach?
