I rented out my property through a "reputable" letting agency on a managed basis for 2 years (I paid almost £3k for this) who then used an intermediary company who dealt with large company clients (Rolls Royce, Toyota etc.) However, once the tenancy ended the house and garden were in such a state that there was no way that the property could be rented out again. As this is an un-regulated business area, I am not sure where 2 go now. I have been in dispute with the agents for almost 3 months over a number of things. No matter how many emails, phone calls, or visits to their office I make, all with promises that things will "be resolved", they are still not. These range from them not providing me with accurate meter readings as promised, to refusing to answer all points I have been consistently raising for 3 months (they suggested that I should make a claim for loss of rental income themselves but won't say how they propose to do this) to still waiting for payment from them for loss and damage to the property even though they have withheld the tenant's deposit (and I have provided them with invoices). Although the threat of legal action last week resulted in a phone call straight away, after having spent 3 hours on the phone with them with more "promises", after 4 further emails, I have only had a "we will keep you updated" email back. Not sure what to do now.

They are called Scargill Mann & Co. My email on Tuesdau of "I have been advised to ask what, if any, internal complaints proceedure you have in place.." which resulted again in a phone call 10 minutes later with more promises to resolve it this week. Guess what?

Thanks again but after the call on Tuesday I confirmed that they were not affiliated to or members of any body, be it ARLA, TPO or NFOPP. All they have for an internal complaints proceedure is to write to the MD aat the office next door. Odd as they do have about 9 branches across the area.
