    Hi there

    I am a private tenant and have paid rent through an estate agent for the past five years. The kitchen floor needed levelling and a new lino fitting. The landlord has his own contractor and approved the work to be done.
    Three floor applications were needed, plus a lino to finish. All applications were dry within a total of four days.

    In summary the contractor:

    Immediately asked if there was a man in the house (?). I am a woman living alone.

    Broke appointments/didn't show up/no cancellation or contact.

    Dragged the work out for three weeks until I submitted a complaint to the estate agent.

    Didn't book for the lino to be fitted, nor did the estate agent. I booked the appointment myself after the floor had been levelled.

    Left Level 8 Corrosive substance open on my kitchen counter, without the lid on. This disintegrates through the skin and must be handled with caution.

    After my complaint, he returned to refit the washing machine, he shouted at me for raising the complaint and, out if spite or negligence, left the drainage pipe fully out which then flooded my kitchen upon first use.

    The estate agents apologised and said another contractor will be there to fix within the hour. Waited 4.5hrs, no one showed up.

    Effectively, I've been left for four weeks now without means of washing my clothes, for a job that should have taken 4-5 days to complete in it's entirety.

    Personal costs to myself:

    Unable to heat the houe the due to kitchen appliances covering the radiators (the kitchen had to be cleared).

    £195 call out charge to refit the washing machine properly. Naturally, the estate agents are no longer trustworthy in sending a competent contractor after two incompetent ones.

    I'm already considered vulnerable but now have also been prescribed anti anxiety medication. The length of time taken, and uncertainty of reliability has deteriorated my health.

    Time taken off work to wait for no-show appointments.

    Had to also get support from work for my mental health and can provide a letter of proof.

    Launderette visits via taxi for 3.5 weeks - which were not cheap.

    I have kept receipts, copies of complaints, photographs, video footage, medical prescriptions and call logs.

    Can someone please advise me on my next step? The job should have cost me £0 and taken 4-5 days. It has cost approx £300 and a month of stress and upset.
