    Hi

    My daughter is buying a property and the searches have come back with a query on the insulation.
    Planning permission was applied for but no one knows the outcome.

    Building Regulations Approvals 13/00484/OTHBN
    External Wall Insulation System And Internal
    Thermal Lining System Applied To Property
    External Walls
    23.05.2013 – Commenced But Not Completed

    There is no certificate for the works, no one knows who did the works or whether it was completed.

    I was hoping that someone could advise what this means if she buys the property. Her solicitors have offered insurance for the issue but say it may not be enough if the council decide.

    Is the seller obligated to put this right?

    I would be grateful for any advice given as the other side want to sign.

    If Planning Permission was applied for the external wall insulation was going to alter the appearance of the building.
    This insulation may not be obvious on the wall if it has been rendered and the render painted. The insulation can be quite thick so it should be more obvious around window and door openings
    To avoid possible future maintenance problems caused by the insulation and a potential difficult selling the property, your daughter should obtain a chartered building surveyor's report on the type, suitability and installation of the insulation
