  • Reduce rent without extending contract

    The fixed term of the current tenancy is soon to expire at which point it will revert to a monthly rolling contract.

    I would like to reduce the rent but just want to check that by doing so doesn't affect the contract duration ie I want it to remain on a rolling basis and not have it trigger a new fixed term.

    Is there anything I need to specify to my tenant to ensure the above?

    I cannot see a difficulty. The rolling monthly tenancy is a default one.

      Ah great. The house is up for sale so the tenant is helping me out by agreeing to stay until sold so I just wanted to return the favour with a rent reduction but didn't want it locking me into another fixed period.

        The tenant would retain his rights, whatever they are.

          You may wish to consider a licence to occupy rather than an tenancy agreement.
