I recently bought a house (UK based) with a reasonable plot, the adjacent land is farmland and a small yard owned by the farmer (he doesn't live there, it's just a storage yard).
After I bought the house it was unoccupied for about 6 months while it was renovated. I work abroad and during this time only the builder was going to the house.
I came back to visit and the farmer had built a bunded fertilser store which impeded access to my open front storage Barn and which also looked like it was built within my boundary.
I employed a Surveyor and sure enough, he's confirmed it is fully built within my boundary, not even a slight encroachment, the whole thing is inside my boundary, which is still a few metres away (it's not even close).
I will talk to the farmer and see if we can reach a solution where he removes it and gives me access to my Barn again but the only other conversation I had with him he came over as rude and aggressive so I doubt he'll be reasonable.
If I just get told to "F" off what are my options?
Can I take it down myself as it's wholly within my boundary, same as I would any other shed or structure I no longer wanted to keep?
Can I fence my boundary so he can't access the structure etc.
I don't want to enter a costly and protracted Civil Case so any advice would be much appreciated.
