Neighbour has built a structure 100% within my boundary...........

Hi All,
I recently bought a house (UK based) with a reasonable plot, the adjacent land is farmland and a small yard owned by the farmer (he doesn't live there, it's just a storage yard).
After I bought the house it was unoccupied for about 6 months while it was renovated. I work abroad and during this time only the builder was going to the house.
I came back to visit and the farmer had built a bunded fertilser store which impeded access to my open front storage Barn and which also looked like it was built within my boundary.
I employed a Surveyor and sure enough, he's confirmed it is fully built within my boundary, not even a slight encroachment, the whole thing is inside my boundary, which is still a few metres away (it's not even close).
I will talk to the farmer and see if we can reach a solution where he removes it and gives me access to my Barn again but the only other conversation I had with him he came over as rude and aggressive so I doubt he'll be reasonable.
If I just get told to "F" off what are my options?
Can I take it down myself as it's wholly within my boundary, same as I would any other shed or structure I no longer wanted to keep?
Can I fence my boundary so he can't access the structure etc.
I don't want to enter a costly and protracted Civil Case so any advice would be much appreciated.

If you are 101 percent sure it’s your land then yes you can remove anything on your land . It would be wise of you however not to break it as you remove it.

Do be careful however because the surveyors report is only an opinion. It may be based on evidence your surveyor feels is good and it may be totally accurate but it is still only an opinion.

Which is why cases like this end up in court .

Thank you for the reply. It is definitely 100% within my boundary, any reasonable person would come to the same conclusion, let alone a trained surveyor using GPS mapping equipment.

The only issue is, it's a blockwork construction on a poured slab foundation, the only way to remove it is to knock it down ............

They built it after I bought the property and the previous owners left but before I moved in, the house was unoccupied for 6 months while renovation work was on-going and I was working abroad at the time. The only people attending the property were the builders doing the renovation.

Write giving them a reasnable time to remove it. 28 days is usually a good start. Only you can then decide what to do.

Can you not cross check Land Registry records with your surveyor's survey for confirmation?

I'm thinking you have done this.
