    When we moved into our home in 2005 we were told that a pice of land (approx 10m squared) which separated our drive from our neighbours property was unclaimed due to dispute between both of the old property owners. I checked the land register title plan for my neighbour’s property at the time and this was true as the land was neither on their or my land register title plan.

    This piece of land has just grown out of control with trees etc over the years and I have been cutting it back from growing over into my garden regularly until my neighbour had a go at me - stating that he owned it. I have checked the most recent land register title plan online for my neighbours property and this piece of land is now included as part of his property.

    How could this happens without my knowledge and how can I find out when and why this boundary line was amended?

    Check with the Land Registry office and ask for clarification of ownership. IT may yet to have been added to the plans but the title should show if it is his, in which case you can ask him to tidy it up.

    He may have purchased it from the owner. Did you ask your neighbor how it happened?

      The land Registry would have no obligation to inform a neighbpur of a transfer of land.
      It is worth checking his title (in addition to the plan itself) to see how his title has been registered - with limited possessory title or title absolute.

      In either event, do not restart a dispute with the neighbour over land you never expected to own.
      Looking after the land in the way you suggest you have does not make a significant contribution to a claim to have been in possession of the land.
      The documents supporting a claim to title are generally public, and you may be able top get copies from HMLR.

      I want to say 'it sounds as if . . ' a particular sequence of events has taken place, but it would be too far down the track of mere guesswork.
