I'm new here so hope I am in the right place!
The whole of the side of our house needs to be re-rendered so will need scaffolding up. Adjacent to our house is a private road with a pavement - scaffolding will need to sit on the pavement (while the road will remain clear). We have run a land registry search to find the owner of the private road, to which the search has come back with the road being 'unregistered'. We have asked neighbours and tried to do some digging on who might own the road but have found nothing.
In this instance, is it correct to assume that we do not need permission to erect the scaffolding/begin the building work?
We had been advised previously to seek an Absence of Easement indemnity policy, however we have been told that this does not cover works of any kind being carried out. There is no easement condition written in our deed so we are likely to get this in place at some point, but we are wondering if there is an indemnity policy that we can take out to cover the scaffolding being put up and subsequent work. The work will only take around 5-7 days.
