  • Commercial property local authority Lease Renewal negotiation

My current lease of 20 years from local authority is coming to an end in 11 months time.

My existing rent is £9000 since 2013. In 2019, the council instructed surveyors to do a rent review of the property. The surveyor agreed to set the new rent to £9,700 payable from December 2021.

I’ve made contact with the council to renew my lease.

The council is now offering me lease renewal for 10 years with an annual rent of £15,000.

Is the council able to suddenly change the rent at such an exorbitant amount during the lease renewal process?

I have been operating as a restaurant for nearly 20 years and since the pandemic hit, we’ve been struggling. And I do not wish to give up my business, as this is my only means of income at present and something that I’ve built over 2 decades.

Appreciate any help / guidance on the matter.

    Regards,
    Sonny

That is ridiculous, that is clearly something you should appeal. If the review set the rent at £9,700 that is what it should be.
