  • Maximum number of dwellings of a private road

    Hi All,

I was wondering if somebody could shed some light on my current predicament? I have recently had accepted an offer on a property which sits on an acre of land and currently has a large detached bungalow on the plot. The property is accessed via a 4m wide unadopted road along with 9 other properties. I would like to build another dwelling on the land in addition to the bungalow which would be renovated, however, I have been told that the maximum number of houses that can be accessed by an unadopted road is six and that an additional house would be refused on this basis by the LPA.

So far whilst researching this point I have been unable to find an information on this subject anywhere online. Any help, information or advice would be greatly appreciated.

    Thanks in advance.

Your best course of action is to ask your local authority.
the answer depends on a number of things including whether or not , although unadopted, the road is a public highway, and is it intended for it to become adopted? is there a footpath?

Most councils will have their own planning policy, rural, urban etc. Check the Council's website, there should be a lengthy PDF files.

      As an example - https://www.cheltenham.gov.uk/downlo...nd_development
