  • How do I find information on a property...Ownership, mortgage, charges... PLSE HELP.

    I am hoping that someone can help point me in the right direction.
    I need to know ownership of a property, sale/purchase price, when it was purchased, any outstanding mortgage on the property etc.
    I do not own the property.
    I also ideally need to know if the property was sold and if there were any charges on it..... For example, equity release companies or payment for care home fees etc.
    How do I find out this as quickly and cheaply as possible with a reputable source [Documents may be required in court proceedings so need to be official docs ideally]

        maybe a better idea of what you need and for> a solictors would if you were purchasing a property would look into all this but some would be personal to seller in certain circumstances??

          I am a little restricted in what I can say as this information is required for sensitive court proceedings. It is not for the purchase of a home. It is to prove/disprove an inheritance.
          Would the land registry be a good place to start?

            I also forgot to say that the property was sold last year.

            I believe that the original owner of said property is deceased, but I need to establish if it was in the deceased person's name or in another's name and who the equity (if any) went to?

              Do a search on the land registry and get the title deeds, link below. Then call the Land Registry and confirm if there are any pending updates of sale transactions by giving them the title number. Normally it takes up to 6 months for the Land Registry to update the database (possibly longer) to reflect sale transactions but if it's been a year already I'd be surprised if there is anything to update, unless there's been a recent sale. You won't be able to find out who the equity went to though.

                Would the title deed give me information on the owner prior to the sale and any charges (care home fees, debts or any loans for example or any mortgage outstanding??)

                    spend the £6 or so it will cost you to download the Land Registry information (deeds and plans), see what light it sheds on your problem then come back here?

                      The property was sold last year I believe. Therefore if I order land registry information, will I obtain former owner information..... I have no interest in the current owners, I need former owner information?

                        As I say download the deeds and see what you see - for the sake of £3 (or whatever it costs now - it may be £6 but that isn't much!) for the document there is no point in not doing so - it will certainly tell you if the property was indeed sold by the person you are interested in!

                          I need more information than if the property was sold though....I need to know the actual sale price and any charges or covenants, care home fees or any other charges levied.

                            There is little point in me paying any sum - £3, £6 or whatever if it is not going to provide the information I require.

                              well unless you do you will never find out exactly what it tells you! You can also do internet searches to see purchase prices (used to be Nethouseprice bu tthere are many more now)...get googling and spend the price of a couple of pints!
